Leasing

We will help prepare and advertise your house to attract tenants by:

		Working with you to make sure your house is in top showing condition so it can attract a quality tenant.
		Giving you advice on correct pricing, based on comps and market conditions.
		Assisting you on complying with Maryland lead laws and local licensing laws.
		Placing a For Rent sign and quality fact sheets in front of your property so people passing by have easy access to property information.
		Advertising in the Multiple Listing Service and other real estate websites for maximum exposure.

Once we have an application, for each applicant we will:

		Perform credit history and criminal background checks.
		Personally talk to previous landlords to gather information on applicant's history as a tenant.
		Verify employment and salary information.
		Prepare the lease for signing by all parties.

Property Management

We will make sure your house stays in top condition by:

		Doing a video-taped walk-through before tenants move in.
		Performing walk-throughs every 6 months while occupied by tenants to make sure tenants are taking good care, and not ignoring any needed repairs.
		Overseeing any repairs that need to be done, using our team of licensed, experienced contractors or your preferred ones.
		Inspecting your property once tenants move out.

We will make the financials as trouble-free as possible for you by:

		Collecting and holding security deposit as state law requires.
		Allowing tenants to pay rent electronically, which encourages timely rental payments.
		Paying your mortgage, insurance and taxes directly from your rental proceeds, if you wish.
		Paying you by check or electronic transfer.
		Sending you monthly statements.
